A North Carolina-based hotel developer has submitted plans to build a new hotel on the edge of downtown Durham.
U.S. Hotels Inc., a developer out of Roanoke Rapids, submitted plans this month to the Durham City-County Planning Department to put a hotel at 705 S. Mangum St., a 1.5-acre property near the Southside area.
The plans show that the hotel would be a 104-room Springhill Suites hotel, a brand operated by lodging giant Marriott.
Ketan Patel, co-founder of U.S. Hotels Inc., confirmed that his firm had submitted the plans but declined to comment on the development.

U.S. Hotels’ web site also lists a Springhill Suites in downtown Durham as one of its coming developments with a target completion date of 2019. A limited liability company that listed Patel as a company official bought the 705 S. Mangum St. property in 2017 for $1.6 million, according to county records.
U.S. Hotels has developed properties for hotel chains across North Carolina since the mid 1990s, according to its website. It currently owns 10 hotels across the Southeast with three planned to be built in North Carolina, including the Durham one, in 2019.

That property sits on the south side of N.C. 147 within walking distance of both the Durham Bulls Athletic Park and the Durham Performing Arts Center. The property is also across the street from the Lofts at Southside apartment development and St. Mark AME Zion church.
The 1.5-acre property is home to three aging office buildings that would be demolished, according to the plans.
The new hotel would total 77,323 square feet and include 4,640 square feet set aside as restaurant space, according to the plans. The development would also include 105 parking spaces.

The potential hotel would continue the expansion of hotel options in downtown Durham, which has only really added new rooms since 2015. During that year the area saw a burst of activity from a number of boutique hotels like the Aloft, 21C Museum Hotel and The Durham.
The Unscripted Hotel also opened last year in downtown.
The 104 rooms at the planned Springhill Suites would take the number of rooms in downtown to 825 rooms.
In 2008, when the downtown Marriott was the only option for travelers, there were just 189 hotel rooms in downtown Durham, according to figures provided last year by the Durham Convention and Visitors Bureau.
